Speak to your lender, PIP or MABS adviser
If you're struggling with your mortgage, contact your lender, a Personal Insolvency Practitioner (PIP), or a MABS adviser. They will discuss all available options with you, including whether the Mortgage to Rent scheme may be suitable for your situation. There is no shame in seeking help — this is what these services are here for.
Eligibility is assessed
The Housing Agency will carry out an independent eligibility assessment. They will review your income, the size of your mortgage, your property value, and your household circumstances to confirm whether you qualify for the scheme. This step is handled professionally and confidentially.
Property assessments are carried out
Once eligibility is confirmed, a formal valuation and structural assessment of your property is carried out. This ensures the property meets the standards required for social housing and determines the purchase price Irish Homes will pay.
Approval is confirmed
Your case is reviewed and formal approval is granted by the Housing Agency and your Local Authority. At this stage, all parties — including your lender — agree to proceed with the sale under the Mortgage to Rent scheme.
The home is purchased
Irish Homes purchases your home directly from your lender. Your mortgage is cleared in full, removing the financial burden entirely. You do not receive any sale proceeds, but crucially — you do not have to leave your home.
You enter a long-term tenancy
You remain in your home as a social housing tenant under a long-term tenancy agreement with your Local Authority. You pay an affordable, income-based rent — significantly lower than market rates — giving you the security and stability your family needs.
Refurbishment works are completed
Where needed, Irish Homes carries out refurbishment works to bring the property up to the required rental standard. This is done sensitively, with your comfort and daily life taken into account throughout the process.
